Maintenance cleaning can be very daunting for most commercial businesses. Recently, we had a client, coming from Gold Coast at Surfers Paradise, who installed brand new u beaut rubber flooring. Keeping this type of flooring clean can be quite tricky — and can be much more difficult to maintain in a commercial space. He had to hire general cleaners to come over weekly in order to preserve its look and extend its use.

Now, if you invested a lot of money on flooring that is “supposed” to be easy to maintain, and on one that shouldn’t have gotten damaged so easily, it would be quite upsetting to see it become milky and flaky.

Interestingly, however, after a thorough floor inspection by our highly qualified technician on the Gold Coast, it seemed as if the general cleaners, who were hired by the client each week applied straight acid cleaner on the floor. This lifted the flooring’s sealer, making it look disgustingly milky and flaky!

So, to start the restoration process, another one of our highly trained technicians, from All Aces Services, spent two very long nights just removing all the damaged sealer and then, reapplying 5 coats of sealer on the flooring.

I consider the experience kind of bitter sweet. The floor looked great in the end, and was back to its original condition. However, because of all the hard labour, it did not come cheap. To avoid the same thing from happening again, we advised the client to use our maintenance cleaning products in cleaning the floor. We also kept a maintenance schedule, just to make sure they enjoy their beautiful rubber flooring for as long as they can.

It is rather unfortunate that the client had to spend that much just to repair brand new flooring. Then again, the lesson here is that, it pays to do your research. Had the client known what to do, it would have saved him a lot of money.

We recently had client from the Sunshine Coast who had an amazing unit overlooking the water at Coolum Beach. The client had these beautiful natural stone tiles but unfortunately they had not been maintained and the sealer had worn off. As the unit was so close to the beach there was a lot of salt in the air and this had attacked the tiles. The salt had slowly eaten away at the tiles and unfortunately once this has occurred we cannot stop it from happening. The best way to describe it is that it is like cancer. Once it starts all we can do is try and prevent the salt from attacking the tiles any further.

We sent one of our experienced technicians from the Sunshine Coast, and it was a 2 day job. He completely stripped the tiles right back. The technician had to make sure the tiles were completely dry before he sealed them otherwise moisture would have been locked under the sealer. This would have made the sealer look horrible and maybe even peel off.

Our technician returned to the premises on the second day and sealed the tiles with a Water Repellent solvent based sealer. This helps to preserve the tiles against the damaging effects of weather and reduces staining and efflorescence.

It was amazing how well the tiles turned out considering they had not been cleaned and sealed professionally before. The customer was ecstatic with the results and now has a good few more years out of them. If the customer maintains the tiles by having them cleaned professionally every year and also having an inspection on how the sealer is wearing, the customer may not have to replace the tiles in years to come like he was going to have to.

I live in Brisbane and was recently looking to clean up around my garden as it had become a bit messy and dirty looking.  I have a medium sized outside patio which is a concrete and paved surface.  The paved area seemed to be a general brown colour.  I also have a painted concrete side path and driveway.  Over the years there had been a build up of general dirt and grime as well as in certain areas there was some mossy growth.  This was particularly evident in areas that remained wet after rain and areas that had a build up of leaf litter.

Steam Mops… the latest craze in floor cleaning… but are what they are selling you really going to clean your tiles?

Everyone loves a tool that makes life easier.  If you can get a mop that can clean and leave no streaks it must be brilliant and if it can even clean honey off carpet?  I haven’t seen anything more ridiculous… that steam alone will clean your tiles…

Many calls are received into our head office at Murarrie are about customers having dirty grout.  When asking what they clean their tiles with, the most common answer is a steam mop.  No cleaning agents, just simply water or a drop of eucalyptus oil.

Common agents used with the steam mop such as vinegar, eucalyptus oil, methylated spirits or even just hot water will not clean your tiles.  Cleaning tiles with these products will cause dirt to be attracted to the grout, causing them to be come tacky and even staining the grout.

Avoid using high alkaline products on your tiles – many products from the supermarket are high alkaline products and if using too much will leave a residue and cause your tiles to resoil quickly.  Using a neutral pH cleaner that has high cleaning power, will do wonders.  By agitating the cleaning solution into the grout with a grout brush and then mopping over them will give the best clean and help maintain your grout and get the longest life out of your tiles.  All Aces Services offers tile and grout cleaning services with high pressure truck mount power and have them looking like new again.  Have a look at our tile cleaning video at www.allaces.com.au/tile-grout and see our process!

A fairly large firm based in the heart of the Brisbane CBD in Fortitude Valley recently contacted All Aces Services to provide a quote on cleaning their carpets and vinyl floors.  The main reason this particular firm was attracted to All Aces Services was because we specialise in green cleaning.  This particular company are in a “green” building and could only use products that were specifically anti-allergy.

Back to the firm who contacted us – to our delight they accepted our quote for vinyl cleaning and carpet cleaning.  Firstly we completed the vinyl cleaning and sealing using completely green products. One of our technicians based on the Sunshine Coast, was the technician who completed the job. The green products give just as good a result as any other product but without the potential of exacerbating allergies. The vinyl now has a new life and will never have to be stripped back again and will last them for years to come.

A bit later in the year we went back and completed the carpet cleaning.  We cleaned over 2000 sqm of carpet over 3 levels.  We sent two of our most experienced technicians.  This cleaning took 2 full days with the technicians operating two portable RAZORBACK CREED 300 DUAL HEAT SYSTEM’s constantly.  This machine has an amazing dual heat system and is the only Australian made portable machine.  The carpets had a fair amount of wear and stains and the green products worked just as well as any other chemical we could have used.

To say the least, the firm was ecstatic with the results we achieved especially using the green products.  We are now in discussions to put them on a maintenance plan to maintain the life of the hard floor and carpets.

Concrete sealers are beneficial to your wallet considering the amount of time and money it can cost you to have your concrete relayed or repaired. Concrete sealers substanstially increase safety as well as increase the appeal of your concrete. They prevent contamination, abrasion, cracking, efflorescence leaching and much more.

Concrete is a porous material and you can either use a penetrating sealer which ‘fills’ all the holes leaving a ‘matte finish’ (so it looks the same as any concrete slab, but enhances the cracks and characteristics of the concrete which is now popular in the modern look). Or you can apply an acrylic top coat sealer which sits on top of the concrete and gives a ‘gloss finish’.

A penetrating sealer is more beneficial for the concrete and is easier for long term maintenance, however it has a ‘rough’ texture and is difficult for mopping. The acrylic top coat  is easy to clean as it is smooth like tiles, easy to mop and keep clean but more difficult for long term maintenance as the top coat sealer can wear down and may require top ups or stripping back and a new coat being put down over the top.

We have recently been contacted by one our large building insurance clients to complete a concrete sealing job. The insured’s home has had some severe water damage throughout which has required some extensive building works to take place.

When the water has gone over the polished concrete floor it has damaged and broken down sections of the sealer which does not give off an attractive appearance.

Our technician attended the site to test some areas with stripper to ensure the pre-existing sealer would be easily removed and also tested a small area to determine the correct sealer to use for the job.

We recently had a client of ours in desperate need for Tile Cleaning. This is the story…..

Her husband had been working in “man land” (his garage) on a vehicle – to which he was “playing” with oil and grease and he had got it all over himself and his boots. Without even realising he walked right through the house from the garage, hallway around the kitchen a few times fixing himself some lunch, into the dining room, once he finished eating his lunch, he turned around to go back to “man land” and found his trail of disaster!!!
He knew he was going to be in trouble and thought – quick fix…. The dishwashing liquid straight on the floor with a scrubbing brush… no luck, then he headed into “man land” to see what special stuff he had to remove grease…. He tried everything – and found that he was making it worse. He rang his wife and confessed to her before she had a chance to get home… he was hoping that the initial shock would be reduced by forewarning her.
This is were we come in….Tile cleaning on the Sunshine Coast. The client made the call to us and said just attend – do whatever you need to….otherwise you may be cleaning up blood too!!!

Our technician Steve attended – and put everyone’s minds at rest we are able to help fix the tiles. The benefits that we have with our Tile cleaning process is that we use our Large Truck mounted equipment with the high heat and pressure to be able to clean across the grout and tiles at the same tile. The detergents we use are of a high grade and we have options of what we can use to handle any situation. Steve tested several areas of the tiles to ensure that the detergent that we are using would remove the oil and grease and showed our clients. The clients were very relieved that we could fix the problem. The issue that often occurs especially with grease is that the grout is porous and can easily stain the grout and when “other products” are used this can create a whole set of other issues. But these have all been avoided because of our Tile Cleaning Process.

Steve completed the entire tiled area and the clients were thrilled with the results for the fact that the Oil and Grease disaster was rectified but also that the rest of the tiles have come up almost like new. Steve did suggest sealing the grout so that any future disasters are not so much of and issue and the mopping system we recommend is used this makes keeping these freshly cleaned tiles looking like that.
